What is a home measurement or floorplan service?

A floorplan service is just what it sounds like: Based on your requirements, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser measures your property with a measuring tool — generally a tape or laser measuring device. As they walk the house, they make note of the layout of the rooms and other features, like closets, hallways, and pantries. They might sketch out the property. Then, the appraiser develops a report and detailed sketch showing the total living area and the overall layout of the house. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service needed?

Real estate taxes

Tax records often reflect inaccurate area of a property because the values can come from various sources, and sometimes go unproven — which means you may be paying for more square footage than you own! Unless a certified appraiser has recently performed a valuation on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before attempting to dispute what you're taxed. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Marketing a listing

A measuring service can ensure that you're paid a fair price for your property. Living space is one of the most important elements potential buyers consider when purchasing a house — but since square footage values are frequently estimated rather than accurately measured, your property listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price of your property, but possibly even the amount of interested buyers. The only dependable method of using a definitive GLA when listing your home is to refer to a previous appraisal or home measurement service completed by an appraiser (after any renovation that may have affected square footage).

For real estate agents

To ensure that your client's property closes at a price that appropriately reflects market value, we recommend seeking a home measurement of the property. Your clients, and potential buyers, will appreciate your scrupulousness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a wonderful marketing tactic for attracting potential buyers since they can review the layout and features of the home before and after a walkthrough.
